Where We Install Flat Roofing

Flat and low-slope roofing systems are more common than most Houston homeowners realize. Here's where Ranlock installs TPO and torch-down systems.

Residential Flat Roofs

Modern and contemporary Houston homes with flat or low-slope roof sections. Also common on back additions, garage-top rooms, and covered entries.

Commercial Buildings

Retail stores, strip centers, warehouses, office buildings, restaurants โ€” virtually all commercial flat roofs in Houston are ideal candidates for TPO systems.

Patio Covers & Overhangs

Attached patio covers, awnings, and low-slope canopy structures. Torch-down is an excellent waterproofing solution for residential outdoor structures.

Home Additions

Room additions, sunrooms, and second-story pop-outs often feature low-slope rooflines where a flat roofing membrane is the right technical solution.

Garages & Carports

Detached garages, carports, and workshop structures with flat roofs. Torch-down provides economical, reliable waterproofing for these structures.

Storm Damage Replacement

If your flat roof was damaged by a hurricane, tropical storm, or severe weather event, we handle insurance documentation and complete system replacement.

How We Install Your Flat Roof

Whether you choose TPO or torch-down, every Ranlock flat roof installation follows the same careful process โ€” no shortcuts, no skipped steps.

01
Free Inspection & Assessment

We inspect your existing flat roof, assess slope, drainage, deck condition, and identify any ponding, leaks, or structural concerns. Completely free.

02
Written Estimate & System Recommendation

You get a detailed, itemized quote including material specs, labor, drainage improvements, and warranty terms โ€” with a clear recommendation between TPO and torch-down.

03
Tear-Off & Deck Preparation

Full removal of existing roofing layers. Decking is inspected, dried, and any damaged sections are repaired or replaced before the new system goes down.

04
System Installation & Drainage

Proper insulation board, membrane or bitumen installation, flashing of all penetrations, HVAC curbs, and drains โ€” every detail executed to manufacturer spec and local code.

Is Your Flat Roof Failing?

Flat roofs fail quietly โ€” often for months before an interior leak makes itself known. Watch for these warning signs and call Ranlock for a free inspection if you spot any of them.

Ponding Water

Water that stands on your flat roof for more than 48 hours after rain indicates a drainage problem. This accelerates membrane breakdown and adds significant structural load.

Blistering or Bubbling

Blisters on a flat roof membrane indicate trapped moisture or air beneath the surface. Left untreated, they burst and create open leak points.

Cracked or Alligatored Surface

An alligator-skin cracking pattern on torch-down or older built-up roofs means the asphalt has dried out and lost its flexibility โ€” full replacement is typically needed.

Peeling Seams or Edges

Lifted seams, open laps, or edges pulling away from the parapet wall are the #1 source of flat roof leaks. These require immediate attention before water infiltrates.

Interior Water Stains

Water stains on ceiling tiles, drywall, or insulation below a flat roof mean water has already penetrated. A full inspection is urgently needed to find and stop the source.

Roof Age 15+ Years

Even a well-maintained flat roof approaching the end of its design life should be proactively evaluated. Replacement before failure prevents interior damage and emergency costs.

Flat Roofing Built for Houston Weather

Greater Houston averages over 50 inches of rain per year โ€” among the highest of any major US city. Flat and low-slope roofs in our market face challenges that don't exist in drier climates:

Extreme Heat & UV Exposure
Houston rooftop temps regularly exceed 160ยฐF. TPO's reflective surface and torch-down's UV-resistant granules are both engineered to handle this โ€” most other membranes are not.
Hurricane & High Wind Events
Tropical storms and hurricanes create negative pressure uplift forces that can defeat poorly installed flat roof systems. Ranlock installs per wind-uplift rated specifications for the Houston market.
Heavy Rainfall & Drainage Design
We design and install proper internal and perimeter drainage, tapered insulation where needed, and scupper systems to ensure your flat roof sheds water fast โ€” even during a Texas downpour.
High Humidity & Condensation
Houston's humidity creates condensation issues that destroy poorly vapor-managed flat roof assemblies. We specify proper insulation type and vapor control for every climate zone installation.

Houston flat roofs need a contractor who understands the local climate demands โ€” not a generalist reading a spec sheet. Ranlock has installed TPO and torch-down systems across Greater Houston for years.

Flat Roofing FAQ

What's the difference between TPO and torch-down roofing?
TPO is a single-ply thermoplastic membrane that's mechanically fastened or adhered to the deck and heat-welded at seams. It's white/reflective and excellent for energy efficiency. Torch-down (modified bitumen) is an asphalt-based sheet that's literally torched to bond to the substrate โ€” it creates a seamless, tough, multi-layer waterproof barrier. Both are excellent systems; the best choice depends on your building type, slope, use case, and budget.
How long do TPO and torch-down roofs last in Houston?
TPO systems typically last 20โ€“30 years when properly installed and maintained. Torch-down modified bitumen typically lasts 15โ€“25 years. Both lifespans can be extended with periodic maintenance and prompt repair of any damage. Houston's UV and heat environment does accelerate aging compared to cooler climates โ€” quality installation and materials matter significantly here.
Does my insurance cover flat roof replacement?
If your flat roof was damaged by a covered peril โ€” hurricane, high winds, hail, or other storm events โ€” your homeowner's or commercial property insurance typically covers replacement. Ranlock will inspect, document the damage, and help you file and navigate your claim properly to ensure you receive full coverage.
Can you install TPO or torch-down over my existing flat roof?
In some cases, a recover (overlay) installation is possible โ€” but we always evaluate the existing roof condition first. If there is moisture in the existing insulation, structural concerns, or multiple existing layers, a full tear-off is required. We'll make an honest recommendation during your free inspection.
How do you handle drainage on flat roofs in Houston?
Proper drainage is critical on Houston flat roofs. Depending on the situation, we may install or upgrade internal roof drains, overflow drains, scuppers, or tapered insulation to create positive slope toward drainage points. We always design for Houston's high rainfall intensity and evaluate the entire drainage path โ€” not just the roof membrane.
Do you install flat roofing on commercial properties?
Yes. Ranlock installs flat roofing systems on both residential and commercial properties throughout Greater Houston. TPO is especially well-suited for commercial applications due to its energy efficiency, low maintenance, and large-format installation capabilities. Contact us for a commercial property quote.
